We are seeking a talented Residential Architectural Designer to join our team. The ideal candidate is passionate about residential design, skilled in producing clear construction documents, and comfortable working across all phases of a project—from concept through permitting and construction plans.
Qualifications:
- 7-10 years of experience in residential architecture and design
- Bachelor’s degree (or greater) in Architecture
- Strong understanding of residential construction methods and detailing
- Proficient in Revit and/or AutoCAD
- Knowledge of local building codes and zoning regulations
- Ability to manage multiple projects and deadlines
- Excellent communication, oral and written
- Excellent organizational and listening skills
- Demonstrates strong commitment to quality

Job Responsibilities:
- Research town departments about projects in preparation of design
- Prepare permit and planning submittal packages
- Field measure properties and develop existing conditions plans
- Develop residential designs from schematic design through construction documents
- Develop interior trim and cabinetry plans
- Create electrical layouts
- Produce detailed drawings, plans, sections, elevations, and details
- Meeting with clients and developing a professional relationship
- Collaborate with principals, project managers, consultants, and clients
- Coordinate with structural, MEP, and energy consultants
- Assist with product selection, materials, and detailing
- Respond to plan check comments and construction RFIs
- Support construction administration as needed
Benefits:

To apply for this position, you must have a valid MA unrestricted CSL license and have a minimum of 5 years’ experience as a Field Supervisor / Project Manager in all phases of residential construction. Employee must be detail oriented, can multi-task, and possess proven organizational and management skills as well as exceptional communication skills. Responsibilities include, but are not limited to developing the job, crew and sub-contractor schedules; field management and oversight of the entire project; material take-off’s, ordering and tracking of materials, and inspection of product deliveries; maintaining quality control over all work; and proactively managing the project by looking ahead to avoid last-minute planning. Architectural plan review and detailed specification review of the project is needed on a regular basis. Consistent client interaction is required and daily use of online software is also required.
PLAN REVIEW
- Review all plans to include SK’s, shop drawings, and site & landscape plans
- Assist in-house architectural designer(s) with structural framing design issues when needed
- Thorough review of project specifications
- Review all cabinetry plans
JOB SCHEDULES
- Review and coordinate schedules for each project, ensure online software is accurate and realistic to project schedule not only at start of job but throughout construction process
- Confirm and coordinate subcontractors with schedules, update weekly using web-based software
- Confirm all subcontractors have current plans, SK’s and are made aware of any changes to the project from the time it was estimated
IN-HOUSE CREW SCHEDULE
- Maintain a list of work for our in-house carpenters/laborers by project with deadlines for completion, ideally a week in advance
MATERIALS
- Order and ensure materials are on site when needed
- Review and confirm accuracy of materials ordered and delivered to the job site. Inspecting the condition of the products and rejecting as necessary
- Make sure proper products are being used with correct application, and properly installed
- Organize and have surplus materials returned ASAP to the suppliers for credit and alert office to be aware of credit forthcoming and from who
FIELD SUPERVISION
- Inspect each one of your active jobs daily
- Study plans, check accuracy of all construction as it relates to the plans and field work during the construction
- Maintain list of work needing corrective actions, or additional requested work, by trade per job in online software. Schedule the appropriate trade to handle their corrective work in a timely manner so not to impede other trades schedule
- Keep subcontractors on schedule using online software as well as emails, texts, and phone calls
- Ensure sites are always organized, clean and safe
- Manage crew’s presence on site. Smoking not allowed in homes, proper disposal of cigarettes, trash, parking, music, language, etc.…
- Ensure No Trespassing, No Parking, Job site Rules signs and Video Surveillance signs are posted appropriately and that fire extinguishers are placed inside the project for the duration for safety
- Inspect site protection materials daily and ensure they are properly maintained throughout the entire project. Make sure proper products are being used / correct application of products
- Responsible for all town inspections, meet inspectors and supervise any corrective work, if any
- Develop a punch list prior to project turnover. Schedule and supervise punch list work to ensure it is completed prior to turnover date, including paint touch ups. Ensure any punch list items are entered into online software prior to turn over to share with owner
- Manage additional scope of work items to include alerting trades or in house carpenters / laborers to track time or costs separately
- Promote business development while interacting with clients, architects, engineers and subcontractors
- Project specific task to include (but not limited to):
- Ensure permit box and job sign are placed on site with appropriate permits and paper work required for the project
- Schedule walkthrough with plumber, HVAC and electrical contractors prior to the start of their work
- Review plans with office team to go over locations for outside utilities; such as A/C condenser’s, gas and electric meters, irrigation backflow, ERV vents
- Oversee locations for utilities to enter the home from the street to be sure they are placed in the approved location
- Direct exhaust venting locations prior to sidewall and have in-house crew cut holes and have wall caps on site for sidewallers
- Monitor humidity levels throughout the home build in addition to having heat and a/c up and running as soon as possible for the appropriate season once insulation is installed
- Direct installation of venting hoses from exhaust fans to wall caps as well as exhaust hoods in kitchens to the wall caps
- Layout locations with Selections Coordinator for exterior lights, have framers cut the proper size and quantity of light blocks, tack into location for sidewallers to move and place accordingly. Ensure you have the accurate locations from the owners prior to installation as changes happen from the electrical plan
- Inspect excavation work, confirm work is done properly and allows the form work to fit into the hole safely. Review this prior to excavator leaving the site and taking their equipment
- Supervise rough and final grading to ensure proper pitch away from the building, window wells are properly set and that stone is placed under any decks and wood steps
- Direct installation of gutters and downspouts to ensure downspouts are not located near cellar windows or draining over walks and patios, and placement is visually pleasing whenever feasible
- Have all final cabinetry plans on site and marked out on the floor prior to the start of mechanicals. Ideally the cabinet designer marks this out for us
- Review all framing, take pictures prior to insulation and mark up the pictures as needed to identify specific items that would be important to know where they are located before the walls are closed in
- Layout the flooring locations identifying wood, tile and laminate locations Review flooring layout with Selections Coordinator to confirm direction it runs.
- Collect all manuals as the project winds down and bring to the office to be assembled for the homeowner’s manual at project completion
- Complete regular at a minimum of 1x/week updates with photos in online software
- Maintain additional work items, as well as owner requested items in online software
- As requested, meet with owners at site or office, and attend regular standing meetings with owners and architect team.
OFFICE
- Participate in weekly office meetings
- Review job schedules
- Review selections routinely and identify any selections not documented that you will need in the immediate future
- Review upcoming decisions needed for the projects and communicate any field changes to full team
- Communicate to employees and subcontractors any scope of work deviations from the contracted work for tracking purposes
- Assist estimator with labor hours necessary for upcoming projects or change orders being requested on active jobs

BENEFITS

- Compensation ranges from $100,000 – $130,000 per year depending on experience
